Sub-Prime Lending
Conveyancing in the adverse market is a specialised industry that deserves a specialised service.
Too often firms of Solicitors have dipped their toes into these matters without fully understanding the lending and underwriting criteria of the Lenders involved and without looking to work with the packagers and brokers who deal in these markets.
Sub-prime lenders are amongst the most creative and pro-active in the mortgage market as a whole and, because their borrowers do not fit the traditional high street criteria, they have to adapt their product on a regular basis.
The conveyancer needs to adapt their service to reflect this and, more importantly, must understand the relationship between the packager, lender and applicant.
Perfect Security Service
Wright & Wright's "Perfect Security" service is designed to provide just that. We work with our introducers to create a package that is specific to each- and we make sure those relationships are not only seen to be valued, but are nurtured in practice too. After all, our success is entirely dependent on their success!
We have facilities for both on-line instructions and case tracking and will soon offer a panel management facility so our introducers and lenders alike can produce management reports on completion turn-arounds and workload monitors. This facility can even be used to benchmark our service against other conveyancing firms using the same portal which we can manage for you!
Understanding the Market
We are already an agency firm of London & European Title Insurance Services and so offer full title insurance cover to speed completions on all matters (not just a remortgage) and to protect the lender and the borrower.
We regularly deal with bankruptcy issues, writing procedures for third party funders in those cases; and negotiate around second charges, deeds of postponement and judgements secured against the property. Typical problems which would usually delay completion (such as a transfer of equity) should be no barrier to our 5 working day completion promise- why should it?
We have a unique relationship with lenders completions and legal departments which means we can help smooth through any problems. What counts for us is our quality of performance not just our quantity.
